Flat Roofing in Lynwood, Built Around Where the Water Goes

Flat and low-slope roofs fail where water sits: seams, drains and the edges where the roof meets a wall. We repair and replace them with modified bitumen, TPO and coatings. One person from our company handles your job from the first visit to the last sweep.

When a flat roof needs a low-slope roofer

Plenty of homes have a flat section somewhere. It might be a back addition, a garage, a porch roof or a patio cover tied into the house. These roofs don't shed water the way shingles do. They hold it for a while, so every seam and drain has to be right.

We look at the whole flat area, not just the wet spot. Sometimes a seam repair and a cleared scupper is all you need. Other times the membrane is worn through and the deck is soft, and a patch would only buy one more rainy season. We tell you which it is and show you why.

You get one contact for the whole job. The same person who measures your roof answers your questions, sets the crew schedule and checks the work with you at the end.

What our flat roofing work covers

Modified bitumen roofs

We install and repair torch-down and self-adhered modified bitumen. It's tough, it handles someone walking up to service an AC unit, and it laps well up walls.

TPO membrane

A white single-ply sheet with heat-welded seams. It reflects sun, which helps the rooms under it stay cooler in summer.

Coatings over sound roofs

If the membrane is still dry and holding, a reflective coating can add years. We only suggest it when a moisture check says the base is good.

Drains, scuppers and edge metal

Most flat roof leaks start at the edges. We clear and reset scuppers, replace rusted edge metal and give water a clear path off the roof.

Parapet and wall flashing

Where the roof turns up a wall or parapet, we run the membrane up, flash it and seal the top so water can't get behind it.

Tie-ins to sloped roofs

The joint where a flat section meets a shingle roof is a common leak point. We build those transitions so both roofs shed water together.

Signs your flat roof needs work

  • Water still standing after two days

A little puddling dries off. Ponds that sit for days break down the membrane and add weight to the deck.

  • Blisters and bubbles

Trapped moisture or air pushes the surface up. Blisters crack open and let water in.

  • Cracked, gray or alligatored surface

Sun dries out older roll roofing and coatings until they split into a pattern like scales. That roof is near the end.

  • Seams lifting at walls and edges

If you can see a gap where the roof meets the wall, water can see it too.

  • Stains on the ceiling below

Brown rings under an addition or patio cover often trace back to a flat roof, even if the leak is a few feet away from the stain.

  • Soft spots underfoot

A spongy feel means the insulation or wood deck is wet. That part needs to come out.

How a flat roof job runs

  1. 1

    Free inspection

We walk the roof, probe the seams, check drains and look at the ceiling below. You get photos of what we found.

  2. 2

    Free written estimate

We put the repair or replacement plan on paper, line by line, with the material we recommend and why. If wet decking turns up later, we show you before we fix it.

  3. 3

    Prep and tear-off

We protect your yard and walls, then remove old layers down to a solid deck. Bad wood gets replaced. If the roof doesn't drain, we add slope or move a scupper.

  4. 4

    Install and flash

The new membrane goes down with lapped or welded seams, then walls, curbs, vents and edges get flashed.

  5. 5

    Water check and cleanup

We run water to the drains to make sure nothing sits. Then we clean up, sweep for nails and walk the job with you.

What sets the price of a flat roof

Flat roofs are priced by what we find, not by a guess. Two roofs the same size can cost very different amounts depending on what's under the top layer. Your written estimate spells out each part, so you know what you're paying for.

Size and number of sections
One garage roof is simpler than an addition, a porch and a patio cover all at different heights.
What's underneath
Old layers to remove, wet insulation and soft decking all add work. A dry, solid deck keeps the cost down.
Material choice
Modified bitumen, TPO and coatings differ in cost and how long they last. We'll explain the trade-off for your roof.
Drainage fixes
Adding slope, tapered insulation or a new scupper costs more up front but stops the ponding that wears roofs out.
Equipment and permits
AC units on the roof may need to be lifted and reset. Permit fees and any energy code needs are listed in the estimate.

Flat roofing questions

Something not covered here? (310) 987-4459

Can my flat roof be repaired, or does it need replacing?

It depends on how much of it is still dry and stuck down tight to the deck. If the problems are a few seams or a clogged drain, a repair makes sense. If blisters and cracks cover the roof or the deck is soft, a new roof is the better spend. We'll show you photos and give you an honest answer either way.

Which material is best for a flat roof on a house?

Modified bitumen is a solid, forgiving choice for most homes and holds up to foot traffic. TPO is lighter in color and reflects more heat. A coating works only over a roof that's still sound. We pick based on your roof, not on what's easiest for us.

Why does water keep sitting on my flat roof?

Usually the deck has sagged, the roof was built too flat, or the scupper sits a little high. Clearing debris helps for a while, but the lasting fix is adding slope or lowering the drain point. We check this on every flat roof we price.

Do you handle the permit?

Yes. When the job needs one, we pull the permit with the city and schedule the inspection. California's energy code can call for a reflective surface on some low-slope reroofs, and we'll tell you if that applies to yours.
