Asphalt Shingle Roofing in Lynwood

We put new asphalt shingle roofs on homes and repair the shingle roofs already up there. You get one contact for the whole job: the person who quotes it, books the crew and walks the yard with you at the end. Estimates are free and written out item by item.

Shingles That Fit the House and the Budget

Asphalt shingles cover more homes around here than any other roofing. They cost less than tile, they are light enough for most older framing, and they come in colors that work with stucco and wood siding. Architectural shingles, the thicker laminated kind, hold up better in wind and look less flat than the old three-tab style.

A shingle roof is more than shingles. Underneath sit the deck boards, the underlayment, drip edge, flashing at walls and chimneys, and vents at the ridge or eaves. Most early failures we see start in those parts, not in the shingles. So we look at all of it before we price anything.

We install shingle lines with the matching underlayment and ridge caps. From the first visit to the final sweep, you deal with one person who knows your job.

What a Shingle Job Includes

  1. 01

Old roofing removed to bare wood

The crew pulls off every old shingle and the felt below it, right down to the sheathing. Putting new shingles over an old layer hides damage and adds weight, so we don't recommend it.

  2. 02

    Deck repair

Soft or cracked sheathing gets replaced before anything goes on top. We show you photos of the bad boards and list them on the estimate.

  3. 03

    Underlayment and drip edge

Synthetic underlayment goes over the whole deck. Drip edge at the eaves and rakes sends water into the gutter instead of behind the fascia.

  4. 04

    New flashing

New step flashing at walls, new pipe boots, and chimney flashing resealed or replaced. Old flashing reused under new shingles is where a lot of leaks start.

  5. 05

    Attic ventilation

We check intake and exhaust and add ridge or eave vents where the attic needs them. A hot attic bakes shingles from below and shortens their life.

  6. 06

    Cleanup and walk-through

Tarps over plants, a magnet sweep for nails in the yard and driveway, and a walk around your home with you when we finish.

Signs Your Shingles Need Attention

  • Granules in the gutters

As shingles get older they lose their gritty surface. When you find drifts of that grit near the downspouts, the asphalt below is sitting bare in the sun.

  • Curling or cupped edges

Edges that lift or corners that curl usually point to heat damage or poor attic airflow. Lifted shingles catch wind and tear off.

  • Creased or missing tabs after wind

Santa Ana winds can break the seal strip and fold tabs back. Even if a tab lies flat again, a crease line means it can let water in.

  • Stains on the ceiling

A brown ring after the first winter rain is often a flashing or pipe boot problem, not the whole roof. That can mean a roof repair instead of a new roof.

  • Soft spots or a sagging line

If the roofline dips or a spot feels spongy underfoot, the deck may be rotting. That needs a look soon.

  • Nobody knows how old it is

If the roof came with the house and there are no records, a free roof inspection tells you where it stands before a problem shows up inside.

Steps in a Shingle Roof Job

  1. 1

    Free look and written estimate

We go up, measure every slope, check the deck from the attic when we can get in and photograph what we see. The written estimate splits the job into separate lines, and we tell you straight whether a repair or a new roof is the better choice.

  2. 2

    Permit and ordering

We get the reroof permit from the city and order shingles in your chosen color. Your contact gives you the start date and tells you what the first morning looks like.

  3. 3

    Removal and dry-in

The crew strips the old roofing one section at a time and puts underlayment down the same day, so your home is never left open overnight.

  4. 4

Shingles, flashing and vents go on

Shingles are nailed the way the manufacturer specifies. Flashing and vents are installed along the way, not tacked on at the end.

  5. 5

    Inspection, sweep and walk-through

Once the city inspector signs off, we sweep for nails, haul away debris and walk the job with you. Later questions go to the same person you've dealt with from the start.

What Changes a Shingle Roof Price

We price each shingle roof from its own measurements and condition, and the estimate goes line by line so you can see where your money goes. If damaged decking shows up after tear-off, you see it before we replace it.

How big and how steep
Cost is based on the roof's square footage, not the house's. Steep slopes call for more safety equipment and slower work.
Which shingle
Three-tab, architectural and designer shingles vary in price, weight and wind rating. We set samples next to each other so you can compare.
The wood deck
Rotten boards add labor and material. We can't count them until the old roofing is removed, so the estimate shows a price per board ahead of time.
Layers coming off
Removing two or three old layers takes more labor and adds dump fees.
Roof features
Chimneys, skylights, valleys and many pipes all need flashing work, and added vents raise the cost too.

Questions About Shingle Roofs

Can you swap out a few shingles rather than redo the roof?

In many cases, yes. When the roof is in fair condition and the damage is limited to one area, a repair makes sense. New shingles may not match older ones exactly in color, and we tell you so before any work starts.

Should I pay more for architectural shingles than three-tab?

For most houses, we'd say yes. They're thicker, rated for higher winds and do a better job hiding small dips in the deck. Three-tab is still cheaper, and we price both so the choice is yours.

How long will the work disrupt my home?

Most shingle jobs on a single-family house take a few days, depending on size and weather. You can stay home throughout. Tear-off is loud, and you'll want cars out of the driveway.

Can you work with my insurer?

Yes, we work directly with your insurance claim. We photograph the damage and can meet the adjuster on the roof if you'd like. The adjuster decides coverage, and we explain what we found and what fixing it involves.

Will a new shingle roof need a permit?

Yes, Lynwood requires a permit for a reroof. We pull it and book the inspection. California's energy code may also require cool-rated shingles on some reroofs, so we check before you choose a color.
