How a Job Runs

Four steps, and the same person is with you through all of them.

  1. 1

    You call, we come look

Tell us what you are seeing. We set a time, get on the roof and in the attic if we can, and take photos.

  2. 2

    Your written estimate

We go over the photos with you and leave a written estimate. If a repair will do, that is what we quote. No pressure to sign that day.

  3. 3

    Permit and scheduling

We pull the permit when one is needed and set a start date. You get a heads-up the day before the crew shows up, and we cover plants and protect the driveway before tear-off.

  4. 4

    Work, inspection, cleanup

The crew does the work while your contact checks progress each day. Once the city inspector signs off, we sweep the yard and driveway with a magnet to catch stray nails, load out every scrap of old roofing and go over the finished job with you, photos included.

What Pushes Your Roof Price Up or Down

Every roof prices out a little differently, and any number given over the phone without seeing it is a guess. These are the things that move the total on a real job. We go through each of them with you as we build your estimate.

Your estimate is free and written out item by item, so nothing new shows up on the final bill.

Roof size and steepness
More roof area means more material and more labor. Steeper pitches need added safety gear and slow the crew down.
Roofing material
Asphalt shingles, clay or concrete tile and flat roof membranes each have their own material and install price. Tile is heavy and slow to set, which raises labor.
The deck under the old roof
The wood deck stays hidden until the old roofing is off. Any plywood softened or rotted by a slow leak gets replaced. Your contact shows you photos and talks it through with you before new decking goes down.
Old layers to remove
Some houses have two layers of old shingles. Every extra layer means more labor and bigger disposal fees.
Flashing, vents and roof details
Chimneys, skylights, wall joints and plumbing vents all need new flashing put in right. A roof with lots of them takes longer than a plain gable.
Permits and code requirements
A reroof needs a city permit and inspection. California energy rules call for cool-rated materials on some roofs, which can affect your choices.

A Roofing Company You Can Actually Reach

Lynwood Roofing Pros is a local roofing company working on homes in and around Lynwood. We set the company up around one contact per job, because a roof goes smoother when you are not chasing three different people for answers. The person you meet on the first visit is the person you call on the last day.

Most houses around here have seen decades of strong sun and the occasional winter storm that finds every weak seam. We see a lot of dried-out shingles, cracked tile and flat sections that pond water. We fix those things carefully, we explain what we did, and we leave your yard clean.

What Homeowners Ask Us

Will a repair do, or do I need a new roof?
We weigh three things: the roof's age, how far the damage spreads and whether the wood deck underneath is still solid. A few cracked shingles or one bad flashing joint can be repaired. Brittle shingles on every slope, or tile sitting on worn-out underlayment, usually mean a new roof. Either way, we show you photos and give you our honest take.
Do I really pay nothing for the estimate?
Yes. The inspection and the written estimate are both free, and there's nothing to pay later. You keep the estimate no matter what you choose.
Can you help me with an insurance claim?
We do, working right alongside your claim. We take photos of the damage, write up the scope and can meet the adjuster at your home. The adjuster decides what your policy covers. We tell you plainly what we found.
Does a new roof come with a warranty?
Roofs that qualify can carry a GAF System Plus manufacturer limited warranty. When we put your estimate together, we check whether yours qualifies and explain what the warranty does and doesn't cover.
How many days does a new roof take?
A typical shingle reroof on a house takes one or two days once the crew starts. Tile, larger roofs and rotted decking can add time. Your contact gives you a realistic schedule up front and calls if it changes.
Can I pay over time?
Yes. Financing is offered through Service Finance Company, subject to credit approval. We'll explain how it works when we go over your estimate.
Do I need to be home while you work?
No. It helps if you're around when the crew shows up on day one and for the final walk-through. Think about gates, pets and cars in the driveway, and we'll work those details out with you ahead of time.

Why Homeowners Pick Us

Most roofing headaches start when no one is responsible for the small stuff. With us, a single person is.

Your estimator is your project lead

The person who gets on your roof and prices the work is also the one who books the crew and takes your calls. There's no handoff from sales to the office to a foreman. When something shifts mid-job, the news comes from someone who has already seen your roof.

Pictures first, advice second

We photograph what turns up: raised shingles, broken tile, corroded flashing, spongy decking. You look at the problem before you ever look at a number.

We fix it if a fix will last

Many roofs need an afternoon of work, not a full replacement. We tell you which category yours falls in and explain our reasoning.

Itemized estimates in writing

Your free written estimate breaks out tear-off, materials, flashing, vents, a decking allowance and the permit. Set it beside any other bid and compare each line.
